Anderson & Associates, Inc. has an extensive performance record designing industrial development projects. This includes initial layout and planning of industrial parks and infrastructure as well as specific site designs and coordination with architects and industrial prospects. Anderson & Associates has been involved with over 80 industrial / business park development projects. The firm has been actively involved with industrial and commercial development projects including twelve along the Interstate 77, Interstate 64, and Interstate 81 corridors.

Our personnel can work with a site from the surveying and mapping stage to the final design. Our services include networking, grading, stormwater planning, utility and road design, landscaping, environmental reports, site inspection, and construction administration and monitoring.


Alleghany Commerce Center

Project Description:
Design of site layout for new industrial commerce center, including roadways, water distribution lines and 600,000 gallon water tank, sewer lines, sewage pump station, storm water facilities, and lot layout.  As well as performing the above engineering services, Anderson & Associates assisted the Economic Development Authority, in securing grant and low interest loan funding for utility construction. We provided fast track design / approval process to expedite water, sewer and roadway construction. These services allowed the EDA to quickly market industrial sites in the Commerce Center.

Simulation Description:
Simulated building on selected industrial site in a 300 acre commerce center for a potential client. To prepare the simulation we examined photo of sites to determine what perspective should be used to base digital terrain rendering. From a digital inventory of industrial buildings, we selected a building matching the client's specifications. We over-layed the image of the industrial building and parking area on to the actual terrain model of the site. Anderson & Associates, produced several simulations showing how the building could expand as future growth occurred.

Botetourt Center at Greenfield
Botetourt County, Virginia

Project Description:
Botetourt County, in Southwestern Virginia, purchased 922 acres to develop a center for international commerce. The Botetourt Center at Greenfield, I-81 near Roanoke, will provide state-of-the-art telecommunications facilities to promote its use as a location for international commerce. Both active and passive multi-use recreation facilities are a part of the overall plan.  Anderson & Associates is developing the master plan for the center which includes 500+ acres for a business park, 100 acres for an office park, 280 acres for a recreational park area and greenways, and 40 acres for a future elementary school.  Anderson & Associates worked from existing mapping to develop a conceptual plan. A&A also conducted public meetings to inform citizens about the nature of the project and plans. We are participating in Comprehensive Plan amendment and rezoning hearings. As part of this project, we developed new mapping at 1"=50' with 2' contours, plus a complete boundary survey using the new mapping to prepare the final master plan. In addition, A&A is advising the County regarding remediation of minor environmental concerns.  Anderson & Associates created a press release announcement on Anderson's World Wide Web site coinciding with a local media covered press conference.

Industrial Shell Building,
Floyd, Virginia

Project Description:
Planning and design of a new 30,000 sf shell building in the Floyd County Industrial Park. Assisted in preparation of successful Rural Economic Community Development grant application.

Simulation Description:
Supplied computer-simulated 3-D model of proposed building and site improvements. Provided assistance in the development of a flyer to market site prior to construction.

Industrial Site Selection
Montgomery County, Virginia

Map Description:
On a neutral brown background, features favorable for industrial uses were overlaid in shades of white, and unfavorable features were overlaid in shades of gray. Highly unfavorable features are shown in black. The combination of these shades points to the most suitable area for industrial uses: the lighter the color, the better an area's potential.  

Project Description:
Phase 1: Use of Geographic information System (GIS) to evaluate suitability for industrial development, using physical and cultural criteria determined by the local advisory committee. Three levels of study narrowed the scope from the entire 360 square mile county to 33 sites ranging from 50 to 1,000 acres each. From these areas, ten sites were selected and preliminary layouts and costs were developed. From this analysis three sites were recommended by Anderson & Associates, from which Montgomery County chose the best suited industrial site for their needs.
Phase 2: An Environmental Site Assessment of the selected site was performed.
Phase 3: A Preliminary Engineering Report of the same site was performed following standards of the Rural Economic Development Grant program.

Westwood Industrial Park,

Project Description:
Master plan and evaluation of alternatives of proposed industrial complex. Included design of streets, utilities and grading plan for two lots for selected layout.

Simulation Description:
Simulated buildings on three sites, with potential to expand on two of those sites. Used an existing digital terrain model to develop the master plan portion of the project to render 3-D model of sites. Provide digital models of buildings, including parking and landscape plans for each site. Provided simulations in various view positions of the site.

Industrial Site Selection Study
Franklin County, Virginia

Site Suitability maps tell us where to concentrate our search for industrial sites. The lighter the color, the more suitable the location. Using TIGER as a base map, A&A used a Geographic Information System to analyze the county for the most desirable areas for industrial parks or sites. Transportation, access to water and sewer and topography are key considerations for locating sites in south western Virginia.

Project Description:
A Geographic Information System (GIS) was used to identify and evaluate potential industrial sites on a county-wide scale, a 711 square mill area.  Four levels of study; transportation availability, utility availability, topography and planning groups, were used to narrow the search to four potential industrial sites. Favorable areas are shown in a light shade and unfavorable areas are dark green.  After the favorable areas were identified, tax parcel mapping was digitized and overlain on the favorable areas. Underlain parcels or groups of parcels which had potential were identified. These areas were then identified on the USGS quad sheets and preliminary engineering reports (PERs) were prepared on each. The PERs included a more detailed evaluation of water, sewer access, grading and storm water management.  A final ranking was made with the results of the intermediate level analysis on the finalist sites. At this point County personnel attempted to obtain options on the properties subject to final design and funding availability.  Funding was provided by a grant from the Southside Economic Development Commission and funds allocated by the Board of Supervisors.

Thomasville Site Selection Study

Thomasville Site Selection Study Digital Terrain Model

Project Description:
In 1994, the City of Thomasville and the Thomasville Area Chamber of Commerce hired A&A to perform an Industrial Site Selection Study. The study resulted in three sites being determined as "most suitable" for industrial development. The final report was submitted to the City and the Chamber in July, 1995.

Westvaco Transportation Study
Alleghany County, Virginia

Project Description:
Anderson & Associates conducted this transportation study in two phases.

Phase I - evaluated rail and highway alternatives to a proposed warehouse facility. The project involved preparing preliminary plans for ten miles of alignments for roadways and railroads, evaluation environmental impacts, right of way requirements, and preparing cost estimates. Aerial mapping, valuation maps, and highway plans were used extensively on this project. This study also involved the planning of a new interchange on Interstate Route 64.

Phase II - evaluated rail and roadway access to proposed warehouse sites in Clifton Forge, Low Moor and Alleghany County, Virginia. The Study involved the development of railroad and roadway links to each proposed site and evaluated the environmental impacts, cost and feasibility of each alternative.

Wood Brothers Museum and Virginia Motorsports Hall of Fame
Stuart, Virginia

Project Description:
A&A created a simulation of the proposed Wood Brothers Museum and Virginia Motorsports Hall of Fame. The simulation provided a more tangible concept and was used in promoting the project and in the soliciting of funds from the state, and from various contributing/supporting groups. This simulation was also used at the press conference announcing the facility.  A&A worked with an architectural firm to create a concept for the plans. A photo-realistic computerized model of the building was then prepared using an AutoCAD rendering program. A primary concern was that the Wood Brothers Team Sponsors were well represented in the simulation. Primary sponsors are Citgo and Ford. The Commonwealth of Virginia and Winston Cup/NASCAR are also permanently noted. This simulation was extremely detailed. The entrance to the museum is designed in an oval, reminiscent of the Brick yard at Indianapolis. The rows of flowers on each side of the entrance represent spectators in the stands. The number 21 is the number on the Wood Brothers race car.
